New roof replacement on a New Jersey home

Short answer: most New Jersey homeowners pay $10,000–$25,000 to replace an asphalt shingle roof in 2026. The average 2,000 sq ft home with architectural shingles lands around $14,000–$20,000. Metal, slate and tile cost two to four times more.

Below are the numbers we see on real NJ jobs, what moves the price, and how to read a quote.

Which one makes sense?

  • Architectural shingles — about 80% of NJ replacements. Strong wind ratings (GAF Timberline HDZ® is rated to 130 mph with proper installation) at the lowest cost per year of life.
  • Metal — pays off if you plan to stay 15+ years. Sheds snow well and handles low pitches.
  • Slate and tile — need a structure that can carry the weight. Repair existing slate before replacing it.
  • 3-tab — cheapest up front but being phased out by most makers. Rarely worth it now.

7 Factors That Drive Your Price

How each factor changes a typical quote.
FactorPrice impactWhy
Roof sizeBiggest driverMore squares = more material and labor
Pitch (steepness)+10% to +50%Steep roofs need harnesses, staging and more time
Complexity+5% to +25%Dormers, valleys, turrets and skylights add cuts and flashing
Layers to remove+$75–$150/squareEach extra layer adds labor and disposal
Decking condition$90–$130/sheetRotted plywood must be replaced
Material choice2–5× rangeSee material table above
Access+3% to +10%Tight lots, steep driveways or no dumpster spot

Pitch multipliers

Most contractors add a surcharge once a roof is too steep to walk safely.
PitchDescriptionTypical surcharge
Up to 6/12WalkableNone
7/12–9/12Steep+10–20%
10/12–12/12Very steep+25–40%
Over 12/12Mansard / extreme+40–50%+

Common Add-Ons and Extras

Ask whether each item is included or billed separately.
ItemTypical NJ cost
Plywood decking replacement$90–$130 per 4×8 sheet
Full re-deck (whole roof)$2,500–$6,000
Chimney flashing (new)$500–$1,500
Skylight reflash / replacement$500–$2,500 each
Ridge vent install$6–$10 per linear ft
Attic ventilation upgrade$400–$1,500
Seamless gutters$10–$25 per linear ft
Municipal permit$150–$500 (varies by town)

Poor attic airflow shortens shingle life and can void warranties. If yours is lacking, see our attic ventilation service.

New Jersey-Specific Cost Factors

  • Permits: most NJ towns require a construction permit and final inspection for a full replacement. Your contractor should pull it.
  • Ice and water shield: NJ winters cause ice dams, so code calls for an ice barrier at the eaves. It belongs in every quote.
  • Two-layer limit: code allows at most two shingle layers. A third layer means a full tear-off — and we recommend tear-off anyway.
  • Sales tax: a full replacement is a capital improvement in NJ. You sign a Certificate of Capital Improvement (Form ST-8) and pay no sales tax on the labor.
  • Licensing: NJ contractors must be registered with the Division of Consumer Affairs. Ask for the number.
  • Season: prices don’t swing much, but spring and fall book up fast. Late fall and winter work is possible on dry, above-freezing days.

How to Read a Roofing Quote

A fair quote lists every line. Check for these before you sign:

  • Tear-off and disposal of all existing layers
  • Underlayment type and ice and water shield coverage
  • Drip edge, starter strip, ridge cap and ventilation
  • New flashing at chimneys, walls and skylights (not reused)
  • Price per sheet for any decking replacement
  • Permit, cleanup, magnetic nail sweep and warranty terms

Very low bids usually skip items on this list. Compare quotes line by line, not by the total.
