GAF Roof Warranties Explained: What NJ Homeowners Get
Standard, System Plus, Silver Pledge or Golden Pledge? A plain-English guide to GAF roof warranties, what voids them and what NJ homeowners should ask for.

When you buy a GAF shingle roof in New Jersey, you can end up with anything from a basic materials-only warranty to coverage that protects both the materials and the installer's workmanship for decades. Which one you get depends mostly on who installs the roof and whether the warranty is registered. The shingles on two neighboring houses can be identical while the protection behind them is very different.
This guide walks through the main GAF warranty levels in plain English, what each one actually covers, what can void them, and the questions to ask before you sign a contract.
Manufacturer Warranty vs. Workmanship Warranty
Every roof has two separate kinds of protection, and it helps to keep them straight from the start.
- Manufacturer (materials) warranty: covers defects in the shingles and accessory products themselves, such as shingles that crack, curl or lose granules prematurely because of a manufacturing problem.
- Workmanship warranty: covers installation errors, such as nails placed in the wrong spot, flashing installed incorrectly or underlayment missing where it belongs.
Here is the part many homeowners don't realize: most roof problems in the first 10 to 15 years come from installation mistakes, not defective shingles. A materials-only warranty does nothing for a leak caused by a poorly flashed chimney or a short-cut valley. That's why the workmanship side of the warranty matters so much.
The Main GAF Warranty Levels
GAF offers several tiers. Exact terms, years and conditions are updated from time to time, so always read the current warranty document your contractor provides. In general, the structure looks like this:
Standard Limited Warranty
This comes automatically with GAF shingles, no matter who installs them. It covers manufacturing defects in the shingles, with a non-prorated period at the beginning (often called Smart Choice protection) and prorated coverage after that. It does not cover workmanship, and it typically covers the shingles only, not the full roof system.
System Plus Limited Warranty
Available through GAF-certified contractors when a minimum number of qualifying GAF accessory products are installed with the shingles (starter strips, ridge caps, underlayment, leak barrier and so on). It extends the non-prorated materials coverage on the whole system, but workmanship is still the installer's responsibility, not GAF's.
Silver Pledge Limited Warranty
Offered only by higher-tier certified contractors. It adds long non-prorated materials coverage on the full GAF system plus a period of workmanship coverage backed by GAF, so if an installation error causes a problem, you aren't relying solely on the contractor still being in business.
Golden Pledge Limited Warranty
This is GAF's strongest residential warranty, and only GAF Master Elite® contractors can offer it. It combines extended non-prorated materials coverage on the complete system with the longest GAF-backed workmanship coverage. The roof must meet GAF's installation and ventilation requirements, and GAF may conduct an inspection of the completed job before the warranty is issued.
As a GAF Master Elite® contractor, American Roofing Pros can register these enhanced warranties, which is one reason we always spell out the exact warranty level on the written estimate.
What "Lifetime" Really Means
Seeing the word "lifetime" on a shingle bundle doesn't mean the roof is covered forever, no matter what. For single-family homes, lifetime generally means for as long as the original owner owns the house. A few details worth knowing:
- The strongest, non-prorated coverage applies for a set number of years; after that, coverage may become prorated, meaning GAF pays a shrinking share of the cost.
- Labor to tear off and reinstall is often included only during the non-prorated period or under enhanced warranties.
- Warranties can usually be transferred once to a new owner, but the transfer typically has to be reported to GAF within a set time frame, and the coverage period may be shortened afterward.
If you plan to sell in the next five to ten years, a transferable enhanced warranty can be a genuine selling point. Buyers' inspectors and agents in New Jersey increasingly ask for roof warranty paperwork.
What Can Void or Limit Your Warranty
Most warranty disputes come down to conditions that weren't met. Watch out for these:
- Unregistered warranties. Enhanced warranties must be registered by the contractor. If it never gets registered, you may only have the standard warranty. Ask for the registration certificate.
- Inadequate attic ventilation. GAF requires proper intake and exhaust ventilation. Poor ventilation cooks shingles from below in summer and causes condensation in winter, and it can limit coverage. Our attic ventilation page explains what a balanced system looks like.
- Installing over old shingles. Enhanced system warranties generally require a full tear-off. Read more in Can You Put a New Roof Over Old Shingles in NJ?
- Mixing brands. System warranties require qualifying GAF components. A contractor substituting a cheaper off-brand underlayment can knock you down a tier.
- Later alterations. Satellite dishes, solar mounts, skylights or repairs done by someone else can affect coverage on the area involved. Have work on the roof done by qualified installers and keep records.
- Pressure washing or harsh cleaning. This can strip granules and damage shingles.
Warranties Don't Replace Insurance
A manufacturer warranty covers defects and, depending on the tier, installation errors. It does not cover damage from a fallen tree, hail, or wind gusts above the shingle's rated wind limit. That's an insurance matter.
This distinction matters in New Jersey, where nor'easters and fall wind storms are common. If shingles blow off during a major storm, you'll usually be dealing with your homeowners policy, not GAF. Our guide to storm damage roof insurance claims in New Jersey walks through that process.
Some GAF shingle lines carry their own wind warranty, which can be higher when specific installation requirements are followed, such as particular starter strips and ridge caps. Ask your contractor what wind rating your installation qualifies for.
Questions to Ask Before You Sign
Warranty language is one of the easiest places for estimates to look alike on paper but differ in reality. Before choosing a contractor, ask:
- Which exact warranty will my roof receive, and is it written on the contract?
- Who registers it, and when will I receive the certificate?
- How many years of workmanship coverage are included, and who backs it: you, or GAF?
- Does my attic ventilation meet the requirements, and is any ventilation work included?
- Are all accessory products GAF-branded and qualifying for the system warranty?
- How is the warranty transferred if I sell the house?

Is an Enhanced Warranty Worth It?
For most New Jersey homeowners planning to stay in their home for several years, yes. The difference in price between a basic install and one that qualifies for an enhanced warranty is often driven by the full GAF accessory system and proper ventilation, which are things a well-built roof should include anyway. You're not just paying for paperwork; you're paying for the installation standards the paperwork requires.
Where it matters less is if you're selling very soon or the house is a short-term rental. Even then, a registered, transferable warranty can help with resale.
